In your contract it specifies a cap on the total value of all bills that is covered as part of your rent.

For example it may say bills upto the value of £350

These bills include:

- Gas

- Electric

- Council Tax

- Water Bills

- Broadband

The value quoted is for the total bills for the total household.

The only real utility that can cause an overcharge is Gas and Electric, we check the meter readings mostly once per month to keep an eye on usage but please note it is not our responsibility to check and update you, we do this to help you be aware of your usage.

The cap is designed so that hopefully nobody ever needs to pay more than their rent, nobody wants additional charges and so all notices and guidance is designed to reduce the risk as much as possible of anyone having an overuse charge

The heating is set to come on between 0600 and 0900 and 1600 and 2000 each day and set for an internal temperature of 20oC - there should never be a problem.

Please do not use electric heaters of any kind.

Always use Sensor Drying when using tumble dryers – this way it cuts off automatically when your clothes are dry

In the Summer always use the washing line outside when possible

WHO PAYS FOR OVERUSE?

Lets say there is an excess Gas and Electric charge that means in one month the total bills is £400 – therefore there is a total excess of £50 in that month this is split between all tenants – if the house has 6 tenants that will be £8.33 each.
